Richmond Hill commercial site hits the market with $6M price tag

A commercial building in Richmond Hill has hit the market with a huge asking price.

Cushman & Wakefield announced on Tuesday that they are exclusively marketing a fully leased, single-unit commercial building. Located at 132-10/132-16 Jamaica Ave., the building has an asking price of $6,250,000.

Led by Senior Managing Director Stephen R. Preuss, Cushman & Wakefield will be leading the marketing efforts on behalf of the seller, 132-10 Jamaica Ave Realty Corp.

“This is an exceptional opportunity for an investor to acquire a fully leased, renovated property,” Preuss said. “Net-leased to New York City, the tenant is responsible to pay all utilities, plus the increase in tax over base year.”

The 12,360-square-foot property is currently fully leased to The New York City School Construction Authority. The tenant has occupied the space as a New York City Public School, District 28 Pre-K Center since November 2014 and has put approximately $5 million into building renovations. The property features 112 feet of frontage and exterior land of approximately 1,000 square feet.

The building is conveniently located just west of the Van Wyck Expressway and is easily accessible from multiple bus stops and the E, J and Z subway lines.
