June 3, 2016 Staff Report

A long-vacant building is being transformed into an eight-story retail and office complex designed to attract technology, media and creative businesses.

The $60 million project at 30-30 Northern Blvd. comes from Alma Realty, which is also behind the Astoria Cove waterfront megaproject. It will offer amenities including a rooftop deck with benches, plantings, landscaping and a view of the Manhattan skyline, according to Alma.

There will also be a free fitness center for tenants, office terraces on the sixth and seventh floors and bike racks to encourage employees to cycle to work, Alma stated.

The building was formerly the Apple Tag & Label building, which sat vacant for decades, according to Alma Realty. A rendering shows the Apple Tag & Label logo reincorporated into the new building.

“We are investing in this community because Queens is our home and we believe strongly in the neighborhood,” Peter Kosteas, Commercial Property Manager of Alma Realty, said.

“In a matter of months, the building will become home to what we envision as a world-class group of tenants who will enliven and enrich the community as well as provide further economic development to positively impact the whole area,” he added.

The building will be 213,000-square-feet including 7,200-square-feet of retail space on the ground floor. The offices will have 12- to 15-foot ceilings, allowing them to house a range of businesses, according to Alma.

The project is expected to open in fall 2016.
