I had a chance to visit the latest luxury rental residences at The Tides at Arverne by the Sea which is New York City’s largest residential development to date. Next to the Arverne by the Sea, the original complex which has transformed the area with bright multi-storied homes-the new development adds luxury seaside rentals to the mix- with lifestyle amenities, ocean view balconies and convenient commuting options to Manhattan.

The first Tides building is completed and being occupied. I was able to walk through the new bright, modern apartments and was pleased to see the ocean view from many of the apartments with southern exposure and within a block walk from the Rockaway boardwalk.

As part of the Arverne by the Sea community, the Tides promises to be a lively welcome addition to NYC’s largest urban renewal project in decades. Here you will see owner and renters from across the spectrum, both single, and married, young couples, families, and airline attendants Manhattan execs, retirees who find this an excellent community not far from JFK Airport. The A train runs from across the street to the Howard Beach atop where the A train connects with the Airtrain ,making it a pretty easy commute to the airport.

This is the first of eight building as part of The Tides development. A rooftop pool in under construction now, for building 2 and there is definitely a feeling of the West Coast with the boardwalk, surf and beach type stores across the street.

Generous size one-bedroom residences start at $2040 a month which is what you would pay for a tiny studio in Manhattan without a view, whereas the Tides gives you access to a world class beach and other destinations on Long Island. Two bedrooms units begin at $2455.-A great price for sure.

I spoke with a Delta employee who has lived at Arverne by The Sea for years and she loves it. So much so that she bought a second unit to rent out. I am told that there are flight attendants and pilots who live here since it is a relatively quick commute to JFK and offers a great feeling of seaside living.

It is true that Arverne By The Sea has transformed the Rockaways into the ultimate lifestyle destination, combining the rare mix of urban and beach front living, with convenient access to all areas of NYC. This is Phase I of The Tides at Arverne By The Sea. This development is a 214-unit market-rate rental community, consists of two mid-rise buildings offering a mix of commercial and parking on the ground floor and luxury apartments on the upper levels. Units ranging from studio to three bedroom will feature contemporary upscale finishes including wood floors, quartz countertops in kitchen and baths, glass backsplashes and stainless appliances in the kitchens. The first building of Phase I is completed featuring 126 units with ground floor retail.

Looking at the entire development I was reminded of a feeling of the West Coast, with surfers carrying their boards down to the ocean, beach chairs on shoulders and kids trailing after parents on the way to a beach. Hard to l believe this type of residential community is so close to Manhattan as units are about 1/3 less rental monthly.
