Community Board 5 approves zoning variance for Ridgewood property

Community Board 5 approved the zoning variance request for 1677 George St.

The owner of a Ridgewood lot seeking a zoning variance from the Board of Standards and Appeals (BSA) received good news as Community Board 5 (CB 5) unanimously voted to approve the variance during their Dec. 9 meeting.

The site, located at 1677 George St., is in an M1-4D manufacturing zone, with an R5B residential district across the street. The current zoning regulation requires that the lot maintain a 20-foot front yard space to act as a buffer between any manufacturing buildings and the residential zoning area.

The variance that the owner, George Acquisition LLC, is seeking would waive the required 20-foot front yard restriction and allow the proposed building — a two-story, five-unit building, including space for three artist studios, one commercial unit and one residential unit — to build up to the front lot line.

“The [Land Use] Committee met with the applicants and we basically had no objection to them building what they’d like to build,” said Walter Sanchez, chair of the Land Use Committee. “They’d like to come out to the lot line, which really is in character with the buildings around them so we really see no objection.”
