Rockaways boast priciest places

The ritzy Rockaways reign supreme as having the most expensive block in Queens.

Neponsit, a section of the Rockaways, was named home of the priciest palaces in the borough, according to a study conducted by Property Shark.

The posh quarter, consisting of the properties located between Beach 142nd Street and Beach 149th Street, hosts homes averaging a sale price of $2.5 million, according to Property Shark.

According to Annette Farina, a real estate broker and owner of Belle Harbor Realty, homes in the area start at about $850,000, which generally guarantees that the property requires work. According to Farina, the neighborhood, contained in a four-block-wide peninsula spanning from the beach to the bay, has acquired exclusive status because of its water-front locale and New York City address.

Consisting solely of single-family homes, the area boasts summertime parking restrictions — between the months of May and September, street parking is prohibited, keeping day trippers from visiting the area. Neighbors frequently make their driveways available when others have company, as, according to Farina, most residents’ parking areas have room for about six or seven cars.

Farina said that two neighborhood homes, located on Beach 145th and Beach 146th Streets, recently sold for $2.5 and $2.6 million. Farina said most houses are large properties of over 100-square-feet with four to five bedrooms, four to five bathrooms, finished basements and ocean views. Most also have access to private beaches.

“No one in the community was surprised,” said Farina, who lives on a beach block in the Upper Belle Harbor section of the Rockaways. “It’s quite understandable. We have the ocean!”
