By November 2005 that should change. According to one construction manager, Chuck Larue, by that time the 95-unit building at 108-36/50 Queens Blvd., rising 240 feet and dwarfing the flanking Commerce Bank and Homefront Designs shop, will be ready for occupancy, And noting the marble baths and granite kitchens that will grace each high-end condo, Larue suggested that those occupants probably would be “somewhat wealthy.” However, a pricetag for each condo, he said, will depend on interest costs and supply and demand. The owner and developer of the property, Cord Meyer Development LLC — a prominant development company in Queens — could not be reached for comment.Construction on the project began after members of Community Board 6 at a meeting in November 2003 voted largely in favor of the building proposal, only insisting on a couple minor conditions. One stipulation was the 45 parking spaces that the building would replace should be restored to the community by surrounding building lots. The other required the developers to keep the board informed through a liaison. CB 6 District Manager Kathleen Histon called the process “smooth” and construction “on the way, proceeding as it has to.”Also supporting the project was Councilwoman Melinda Katz (D-Forest Hills), who according to the board meeting minutes, indicated “she is in favor of this development and requests that the board support it.” A large residental complex rising in the midst of already congested streets has caused some to complain, Histon said, while others welcomed the idea of more housing.Reach reporter Zach Patberg by e-mail at news@timesledger.com or by phone at 718-229-0300, Ext. 155.
