Maria Carr wouldn't say she was shocked, because when new construction is offered in a burgeoning yet affordable neighborhood such as Briarwood, there is always intrigue. But the amount of calls and interest she is receiving regarding the new Briarwood Terrace Condominium that hasn't even been completed, was at least a bit surprising.
“We've been getting hundreds of calls,” said Carr, a broker with Prudential Douglas Elliman Real Estate. “There's a lot of demand on the property. We've already sold the only studio apartment and we have several other people very interested. We're selling by the floor plan. We have samples of all the materials, what the lobby and bathrooms will look like, and that's how we are selling the units.”
Carr, however, doesn't even know the half of it; she has just been involved with the complex for the last month. Darren Klein, the executive vice president of Jackson Realty Development, the contractor handling the construction, has noticed the anticipation from the outset.
“As soon as we started to break ground, we got phone calls from people interested in the condos,” he said. “A lot of it was from existing [residents] who lived in coops and rental units that like the neighborhood, but wanted to own their own place.”
Located at 143-41 84th Road, the Briarwood Terrace Condominium, as they say in real estate, is all about location, location, location. It's in close proximity to various shopping centers and commercial avenues along nearby Queens Boulevard, Main Street and Jamaica Avenue.
Furthermore, it is within walking distance to the E and F subway lines that can take residents into New York City in roughly a half hour, along with several local buses and highways.
The new eight-story, 35-unit state-of-the-art complex, is comprised of 14 single bedroom apartments, 20 two-bedroom homes and one studio. The residences are extremely popular, in part because of their size: the single bedrooms range between 600-730 square feet, while the two-bedroom units contain 950-1,010 square feet. Carr said the usual two-bedroom home only offers 600-700 feet of space. “The room sizes here are better than average,” Carr said.
The prices are affordable as well. The single-bedrooms are starting at $345,900 and the two-bedrooms are beginning at $523,500. Additionally, every unit above the second floor comes with a balcony with a beautiful view of the trees that line 84th Road.
The inside of the Briarwood Terrace Condominiums are just as impeccable, with stainless steel appliances, maple cabinets, granite countertops and ceramic tile floors. Each home also comes with a washer-dryer, GE kitchen appliances and Kohler bathroom fixtures.
