Sources familiar with an application to build a hotel at 211-08 Northern Blvd. are expecting it to be rejected after a final hearing at the city Board of Standards and Appeals.
Zoning regulations along Northern Boulevard in Bayside allow for hotels if they are within 1,000 feet of a limited-access highway. The proposed site is more than 1,500 feet from the Clearview Expressway.
The application had been turned down by the city Department of Buildings, but was appealed to the BSA by developer Victor Han. The BSA closed the case after a hearing Oct. 19. The board indicated it will issue its decision Nov. 16.
Han had made the argument that Northern Boulevard qualified as a highway because it is also State Route 25A. A source close to the process, though not authorized to comment officially, suggested that his view was “unpersuasive” and that the appeal was likely to fail.
Bayside Beer Garden a Maybe
Partners in the proposed Bayside Beer Garden are declining to comment on the future of their plan to occupy the backyard behind three storefronts on Bell Boulevard. The space would include a current patio behind Nono Cocktail Lounge at 42-23 Bell Blvd.
“We’re not like most of the other places along the boulevard,” said a worker at the bar last week. “We cater to an older, more sophisticated clientele. We don’t even have a TV,” he said, contending that its proposal would not pose an undue noise burden on neighbors.
