A former car wash on Northern Boulevard in Jackson Heights may become an eight-story office building with community facility space.

Located at 74-04 Northern Blvd., the one-story building would have to be rezoned in order to build up to eight stories. It is currently in a C8 commercial zone, which allows for low-density, heavy commercial uses like car repair shops and gas stations.

The developer, listed in City Planning documents as H&M LLC, is planning to construct a building with 104,480 square feet of office and retail space and 18,400 square feet of medical office space. The office space would be located on the fifth through eighth floors, community facility space, which usually becomes medical office space, would be on the fourth floor. Retail space is reserved for the ground floor and a two-story parking garage with 219 spots would be located on floors two and three.

An alternate residential plan was also submitted to City Planning. The developers may be forced to create a mixed-use project to proceed with the zoning change. The apartment building would rise six stories, include 53 units and 18,600 square feet of retail space on the ground floor. About 78 parking spaces would also be included at the cellar level.

Developers must go through a seven month public review process and City Planning along with Councilman Danny Dromm and the rest of the council will have to approve the plans.

Yimby first reported the story.

Editor’s note: An earlier version erroneously identified the site to be developed as Koeppel Rentals, which is actually located at 74-07 Northern Blvd. We regret any confusion which may have resulted.
