The BLVD, a new condominium in Forest Hills, features 74 residential units, retail shops and amenities and offers an elegant aesthetic and view of the surrounding scenery in the neighborhood.

“It’s the first building of its kind built to this standard and amenities in this area. They were built with an aesthetic that is timeless and will stand up to the test of time and won’t feel outdated, which tends to happen in a lot of newer buildings built with a specific aesthetic,” said Tamar Krasnow, vice president of New Development at MSN Real Estate. “It’s almost like setting the new standard in Forest Hills and people have reacted positively to that.”

Construction on The BLVD, located at 107-02 Queens Blvd., began in March 2019 and it was completed in November 2021.

“There is building occupancy and people are walking into a completely finished product. They are able to actually see what they’re purchasing and going to be living in, rather than seeing metal studs and sheetrock walls,” Krasnow said.

The units range from studios to three-bedroom layouts, many of which have private outdoor space, including some private rooftop terraces. All apartment doors have a latch system which is operated on a smartphone.

“Outdoor space is such a premium during COVID and it has become something more of a prerequisite for buyers,” Krasnow said.

The BLVD’s currently available two-bedroom apartment, residence 5H, is listed at a price of $1,625,000 by David Chi, Fenny Li and Daniel Rash of MNS Real Estate.

The sprawling two-bedroom, two bathroom home is over 1,200 square feet. It boasts a roster of features such as PID oak brushed flooring, an elegant marble kitchen with a timeless design, Bosch washer and dryer, deluxe spa-like bathrooms, double-pane schuco windows, central heating and cooling, custom finishes and more.

“For me, when I first walked into the apartment, the kitchen was so massive. How could you not want to cook in this kitchen? One of the standout features is the kitchen, and the entire length of the apartment is windows,” Krasnow said.

As for building amenities, there is a virtual doorman via Carson; onsite parking; a roof deck; fully furnished lounge with a kitchen, dining and pool table; a large-screen TV; and access to the furnished outdoor deck area.

The outdoor deck includes custom-built pergolas, dining as well as lounge areas, two barbecue stations, a children’s playroom, a business center with work stations and a private conference room, as well as a gym by Advantage Sport & Fitness with precor equipment, cardio and strength stations.

Additionally, there will be a luxurious Italian restaurant with a bar opening soon on the corner that will feature floor-to-ceiling windows with indoor and outdoor seating for residents, according to building sponsor Michael Abramov. Planet Fitness will also be opening soon.

According to Krasnow, the BLVD sets a new standard in Forest Hills with the level of finishes and amenities and commercial space, including the restaurant and eatery, in addition to its location.

“You have access to all transportation to get around. It’s in the center of Queens with access to shops, the theater, the west side tennis center and stadium where concerts are hosted, and schools nearby, such as P.S. 196,” Abramov said.

The BLVD is located just a block away from the E, F, M, R subway station, and it’s a five-minute walk from the Long Island Rail Road. Nearby are major highways such as the Jackie Robinson Parkway, the Grand Central and Long Island Expressway.

Open house at The BLVD is every Saturday and Sunday from noon to 2 p.m.
