Leasing available for three new Queens developments

Leasing has launched for three notable developments in Queens, SOLA Woodside, The Monarch in Jamaica and the Fabric Astoria , with the real estate firm M.N.S. Real Estate marketing these developments.

SOLA, located at 72-01 Queens Blvd., is a 12-story, 364-unit mixed-use development, with 109 of the units dedicated to affordable housing. It was developed by Eight West, an affiliate of the real estate development firm the Hakimian Organization. The units range in size from studios to as large as three-bedroom units. Amenities for residents of SOLA include a podcast studio, a music room, an art studio, a kids’ room, a fitness center with a yoga studio and boxing ring, co-working spaces, a lounge and a screening room. There is a dog park, a playground and zen garden located nearby. Additionally, residents will have access to parking, bike storage, a golf simulator and a rooftop, with select units outfitted with private terraces.

Located at 92-29 Guy R. Brewer Blvd., The Monarch is 24 stories tall and takes up 542,000 square feet. This mixed-use development offers a large assortment of amenities, including indoor basketball and pickleball courts, a golf simulator, a yoga studio, a dog run and pet spa, a fitness center, a lounge, a movie room, a playroom, a conference room, bike storage, outdoor spaces and 199 parking spaces. A total of 20,000 square feet of this space has been dedicated to these amenities. The building also has sustainable features, including Energy Star appliances, vertical heat pump systems and solar energy materials.

The third and final new Queens development, the Fabric Astoria, consists of two buildings that offer a total of 99 residences. The condo tower is located at 22-54 46th St., while the rental tower is at 22-51 45th St. The condo tower has 35 condos, with 25 being at market-rate, ranging from one-bedroom to three-bedroom. The rental tower has 64 rental units, ranging from studio to three-bedrooms, with 44 being at market-rate. Amenities for residents at this development include 22,000 square feet of space, a rooftop terrace with a view of Manhattan, a second-floor terrace with a BBQ grill, a ground-floor courtyard, a lounge with billiards, a co-working space, a fitness center, a sauna, a playroom, bike storage and on-site parking with EV chargers.
