Permits filed for new 22-story mixed-use building in Jamaica

Permits have been filed for the construction of a new 22-story mixed-use building at 163-25 Archer Ave. in Jamaica.

Located between 165th Street and Guy R. Brewer Boulevard, the proposed development would be 250 feet tall and yield 288,320 square feet of space. The vast majority of the building will be devoted to residential use, with 286,192 designated as residential space, compared to 2,128 square feet of community facility space.

There would be 400 total residential units in the building, with plans to set aside 60% (240) of these units as income-restricted housing.

Some of the building’s features will include a cellar, a 30-foot-long rear yard, 36 open parking spaces and 31 closed parking spaces. The development is also within close proximity to the 169th Street subway station, which services the E and F trains.

Mary Serafy of BRP Development Corp. is spearheading the development. The architect of record is listed in Serafy’s applications as being Rachel Birnboim of Perkins Eastman.

Demolition permits have not yet been filed and an estimated date for the project’s completion has not yet been provided.
