Housing lottery opens for 17-story mixed-use building in Far Rockaway, rent starts at $617

New York City has launched a housing lottery for 134 units in the 17-story mixed-use building The Peninsula A1, also known as Edgemere Commons Apartments, at 51-23 Beach Channel Dr. in Far Rockaway.

The Peninsula A1 has 194 apartments, 60 of which are market rate. The 134 affordable units range from one-bedroom to two-bedroom to three-bedroom. These units are meant for residents who earn 30%, 60%, or 80% of the area median income (AMI).

A total of 38 affordable units are available for those earning 30% of the area median income. The monthly rents for these apartments are $617 for one-bedroom units, $728 for two-bedroom units and $830 for three-bedroom units. The area median income ranges from $24,480-$41,940 for the 16 one-bedroom units, which can each house up to three people. The 20 two-bedroom units range in area median income from $29,349-$50,310 and are meant for up to five people. The final two three-bedroom units range in area median income from $33,909-$57,780 and can house up to seven residents.

Another 71 affordable units are meant for those who earn 60% of the area median income. The monthly rents are $1,411 for the 49 one-bedroom units, $1,682 for the 19 two-bedroom units and $1,931 for the three three-bedroom units. The area median income ranges from $51,703-$83,880 for the one-bedroom units, which are intended for up to three people. Two-bedroom units, which are intended for up to five residents, have an area median income ranging from $62,058-$100,620. The three-bedroom units are meant for up to seven people and range in area median income from $71,658-$115,560.

Of the 25 affordable units available for those earning 80% of the area median income, 12 are one-bedroom, which can house up to three people; 11 are two-bedroom and can have up to five residents; and two are three-bedroom and can have up to seven residents. The one-bedroom units have a monthly rent of $1,941 and are intended for those earning an area median income of $69,875-$111,840. The two-bedroom units are meant for those with an area median income of $83,829-$134,160 and have a monthly rent of $2,317. The monthly rent for the three-bedroom units is $2,665, meant for those with an area median income of $96,823-$154,080.

Amenities for residents include a shared laundry room, a community room, a recreation room, a rooftop terrace, elevators, bike storage and 133 parking spaces. The building is situated near a 23,000-square-foot supermarket. Heat and hot water are included in the cost of rent. Tenants will be responsible for the cost of electricity.

Prospective renters are required to meet the income and housing size requirements in order to apply. Those who live in New York City receive a general preference for units. Applications must be postmarked or submitted online by June 10. Applicants who qualify will also be required to meet additional selection criteria.
