Nine Queens neighborhoods among top 50 most expensive in NYC during second quarter of 2024: report

Nine neighborhoods in Queens were among the top 50 in most expensive median sale prices across New York City during the second quarter of 2024, according to a report by the real estate agency PropertyShark.

Hunters Point, Belle Harbor, Hollis Hills, Little Neck, Auburndale, Fresh Meadows, Queensboro Hill, DitmarsSteinway, and Rockwood Park, a subsection of Howard Beach, represented Queens on this list. However, none of them ranked within the top half of the list.

Hunters Point’s $1.147 million median sale price was the highest in Queens and the 27th-highest in New York City during the second quarter of 2024. This price was a slight increase from the $1.136 million Hunters Point had in the second quarter of 2023. However, the number of sales in this neighborhood has nearly been halved year over year, from 108 last year to 58 this year.

After not having a single sale in the second quarter of 2023, Belle Harbor rocketed to 32nd place in median sale price this year, at $1.05 million. Still, the eight total sales were the third-fewest among neighborhoods on the list and the fewest among Queens neighborhoods.

Despite a year-over-year drop in the median sale price, from $1.028 million to $1 million, Hollis Hills ranked 34th. Sales there also decreased over this period, from 17 last year to 11 this year.

Ranked 36th, Little Neck had one of the most significant price jumps among neighborhoods on the list, rocketing from $341,000 last year to $988,000 this year, a 190% increase. The study cites more single-family home sales in the neighborhood as playing a big role in this drastic change. These homes accounted for six of the 32 sales last year, compared to 13 of the 21 this year.

In Auburndale, the median price rose from $879,000 in the second quarter of last year to $980,000 this year, ranking 38th. Over this period, the number of sales decreased from 26 last year to 11 this year.

Fresh Meadows ranked 39th, with the median price climbing from $855,000 to $977,000. The number of sales also increased, from 22 last year to 30 this year.

Queensboro Hill finished 40th, right behind Auburndale and Fresh Meadows. The median price rose from $903,000 in 2023 to $960,000 in 2024. While the 80% increase in sales was the third-highest jump among all neighborhoods, the number only went up from five last year to nine this year.

The Ditmars-Steinway neighborhood experienced decreases in median price and number of sales but still ranked 43rd on the list. The price dropped from $986,000 last year to $930,000 this year, while sales fell from ten to nine.

Rockwood Park ranked 48th on the list, was the final Queens neighborhood to reach the top 50. The median price there increased year-over-year from $857,000 in 2023 to $870,000 in 2024. The number of sales also went up, from 11 to 12.

When it came to the borough as a whole, the median sale price in Queens went down year-over-year, from $560,000 in the second quarter of 2023 to $544,000 in the second quarter of 2024. The total number of sales followed a similar trend, decreasing slightly from 2,167 last year to 2,154 this year.
