Queens rents rise across all unit types in January 2025, with studios seeing the biggest jump: report

The average rent for studio, one-bedroom and two-bedroom units all increased year-over-year in Queens in January 2025, according to a report by the real estate firm M.N.S. Real Estate.

The overall average rent in Queens increased from $2,781 in January 2024 to $2,902 in January 2025, marking a 4.38% jump over that span. While each unit type experienced boosts in average rent, studios had the biggest growth in terms of percentage.

Studios saw an average rent increase of 5.75% over this period, from $2,259 in January 2024 to $2,389 in January 2025. This marks the highest rent price for a single month over that period. Forest Hills had the largest growth in this field among the 11 Queens neighborhoods included in the study. The cost of units there went up from $2,046 last year to $2,388 this year.

One-bedroom units had a 3.76% increase in rent, from $2,686 in 2o24 to $2,787 in 2025. This marked the highest rent for a single month since September 2024, with a rent of $2,837 for one-bedroom units. Astoria had the most significant boost in the cost of rent for these units, from $2,648 last year to $3,002 this year.

Two-bedroom units across Queens went up in rent by 3.95%, from $3,396 in 2024 to $3,531 in 2025. This was the largest year-over-year increase in terms of the actual cost of rent. Despite the yearly jump, this price represents a decrease from the previous month of December 2024’s $3,578 rent. Sunnyside had the biggest spike in average rent from the previous, having risen from $2,797 last year to $3,328 this year.

Ten of the 11 Queens neighborhoods in the study experienced overall increases in rent year-over-year, with Jackson Heights being the lone exception.

Long Island City continued to be the most expensive neighborhood for rentals across the board in January 2025. The average cost of rent there is $3,539 for studios, $3,976 for one-bedrooms units and $5,745 for two-bedroom units.

The most affordable studios were in Flushing, with an average rent of $1,894. Elmhurst had the cheapest one-bedroom units, at $2,290, and Jackson Heights had the least expensive two-bedroom units, with a monthly cost of $2,917.
