New 57-unit condo development proposed for Beach 30th Street lot in Rockaway

Permits have been filed for the construction of a 6-story residential building with 57 housing units on the vacant lot at 155 Beach 30th St. near the Beach 30th Street Playground in Far Rockaway.

The proposed building would be 70 feet tall and yield 90,735 square feet across the 57 units. With an average unit scope of 1,591 square feet, these residences will most likely be condos.

Other planned features for the property, located between Lewmay Road and the Rockaway Beach Boardwalk, include 29 enclosed parking spaces and a rear yard 25 feet in length.

There are multiple schools located within close proximity to the property, including P.S. 106 Lighthouse Elementary School and P.S./M.S. 43Q The School by the Sea. Among some of the other notable nearby features are the Seagirt Boulevard Community Garden and the Rockaway Beach Boardwalk.

The Beach 36th Street subway station, which services the A and S trains, is within close proximity to the property. There are also bus stops in the area for the Q22 and QM17 lines.

Since 155 Beach 30th St. is currently just a vacant lot, demolition permits will not likely be needed during the construction process. An estimated completion date for the new building has not yet been provided.
