New York City has launched a housing lottery for 25 units in a 14-story mixed-use building at 26-04 Jackson Ave. in Long Island City.

The building has a total of 82 residences, with 57 at market rate. The remaining 25 units have been set aside for those earning 130% of the area median income.

Six of the units set aside are studios. The monthly rent for these units is $3,088. They are meant for households of up to two people, whose annual income adds up to $105,875-$161,590.

Another six one-bedroom units are among the 25 set aside. With a monthly rent of $3,298, these units are meant for households of up to three people. The annual income of these households must range from $113,075-$181,740.

The 13 remaining units set aside are all two-bedroom units. These units have a monthly rent of $3,939 and are meant for households of no more than five people. The annual income needs to be $135,052-$218,010.

Amenities residents will have to look forward to include washers, dryers and dishwashers in units, high-end kitchen appliances, countertops and finishes, energy-efficient appliances, air-conditioning, high-speed internet and cable or satellite TV. The building also features bike storage lockers, package lockers, a virtual doorman, security cameras, an elevator, an accessible entrance, an intercommunication device, a gymnasium, a yoga/dance studio, a lounge, a work-from-home station, an outdoor terrace and a rooftop terrace.

The Clairemont is also located in close proximity to schools in the area and outdoor areas, including a dog park and jogging/walking/bike path. The building is smoke-free and gives renters online options for paying rent, leasing and making maintenance requests.

Fees may apply to the amenities for the building. While the rent includes gas for hot water, the tenants will be responsible for electricity, including the stove and heat.

Those who intend to apply for one of the affordable units at 26-04 Jackson Ave. must meet the housing and income size requirements. Those who live in New York City will receive a general preference for units. Applications must be postmarked or submitted online by Sep. 30. Qualified applicants will also be required to meet additional selection criteria.
