Housing lottery launches for 16 units in Flushing residential building, rent starts at $1,950

New York City has launched a housing lottery for 16 units in an 8-story residential building located at 35-15 146th St. between Northern Boulevard and 35th Avenue in Flushing.

The building has 36 total residences, with 20 being market rate. The 16 units set aside are all intended for those earning 130% of the area median income and with an asset limit of $210,600.

Seven of the units set aside are studios, which are intended for no more than two residents. Three of these units have a monthly rent of $1,950, with each household required to combine to earn $$71,726-$168,480 a year. The other four units cost $2,000 a month in rent, with a combined annual income of $73,440-$168,480 needed in each unit.

The other nine residences set aside are two-bedroom units, which can house up to five people. The monthly rent is $2,750 for five of these units and $2,850 for the other four. The less expensive two-bedroom units have an annual income requirement ranging from $101,829-$227,500. A combined annual household income of $105,258-$227,500 is required at the more expensive two-bedroom units.

Amenities available within each unit include dishwashers, air-conditioning, hardwood floors, smart controls for heating and cooling, cable or satellite TV, intercommunication devices, patios or balconies and high-end kitchen appliances, countertops and finishes. Tenants will be responsible for electricity, including the electric stove.

Other amenities featured at the property include garages for covered parking, bike storage lockers, package lockers, a community center, an outdoor terrace, storage, green space, security cameras, gated access, outdoor areas, valet trash pickup, concierge, a virtual doorman, an elevator and an accessible entrance. The building is also smoke-free and pet-friendly. There is a pedestrian-friendly walk score in the area surrounding 35-15 146th St.

Multiple schools are within close proximity to the building. Among those nearby are Flushing High School, Queens Academy High School, The Learning Tree STEM Arts School and L & P Day Care.

There are multiple bus stops in the area to provide convenient access to mass transportation. Among the lines that have stops nearby are the Q13, Q28 and QM3.

Those who intend to apply for housing at 35-15 146th St. are required to meet the housing and income size requirements. Applications must be postmarked or submitted online by June 6. Qualified applicants must meet additional selection criteria.
