NYC launches housing lottery for Far Rockaway apartments, rent starts at $1,400

New York City has launched a housing lottery for 58 units in an 8-story building at 18-26 Redfern Ave. in Far Rockaway.

The building has 59 residences, one of which will be being rented at market rate. The other 58 units have been set aside for those earning 60% of the area median income.

There are 37 affordable studio units available. The monthly rent is $1,409. These units are intended for households of up to two people who earn a combined yearly income totaling $48,309-$74,580.

Nine of the affordable units are one-bedroom units with a monthly rent of $1,509. They are intended for households of up to three people, with a combined annual income ranging from $51,738 to $83,880.

The final 12 affordable units are two-bedroom, with a monthly rent of $1,811. The required household size for each of these units is between two and five people. Those residing in each two-bedroom unit must have an annual household income at $62,092-$100,620.

Among the amenities that will be available for residents are hardwood floors, high-end kitchen appliances, countertops and finishes and energy-efficient appliances in each unit. The building will also have a shared laundry room, an elevator, a security guard, bike storage lockers, an accessible entrance, a common courtyard, social services offices and a community center. Additionally, the building is smoke-free and located within close proximity to a bus stop. All utilities will be included in the rent.

Those who intend to apply for one of the affordable units at 18-26 Redfern Ave. must meet the housing and income size requirements. Those who live in New York City will receive a general preference for units. Applications must be postmarked or submitted online by Sep. 24. Qualified applicants will also be required to meet additional selection criteria.
