The cost of rent for apartments in Queens continued to trend upwards year-over-year in March 2025, according to a report by the real estate firm M.N.S. Real Estate. Studios, one-bedroom units and two-bedroom units all experienced price increases over this period of time.
The average rent across the borough rose 2.8%, from $2,832 in March 2024 to $2,911 in March 2025. Ten of the 11 neighborhoods in the study had increases in average rent, with Sunnyside being the only exception.
Studios in Queens had the most significant jump in rent. The average rental price for these units rose 4.5%, from $2,312 in March 2024 to $2,416 in March 2025. This marks the highest rent for a single month over that period of time. The Woodside/Maspeth neighborhood retained its title from the previous month’s report of having the most significant climb in the average rental price for these units. The price spiked from $2,372 last year to $2,800 this year.
One-bedroom units across the borough went up in rent by 2.87%, from $2,727 in 2024 to $2,806 in 2025. Astoria continued its trend of having the largest increase in average rent among these units, from $2,720 last year to $3,041 this year.
Two-bedroom units had a 1.61% boost in average rent, from $3,457 in 2024 to $3,512 in 2025. Rego Park had the most growth in this field, with the average price there having gone up from $3,656 last year to $4,028 this year.
Long Island City maintained its domination for the highest average cost of rent across the board. Studios there had a rent of $3,605. One-bedroom units cost $4,131. Two-bedroom units were $5,868.
Flushing continued to have the most affordable studios among the Queens neighborhoods, at $1,800 in rent. The cheapest one-bedroom units were in Elmhurst, at $2,300. Jackson Heights had the least expensive two-bedroom units, at $2,887.
