Plans filed for new mixed-use 8-story building in Court Square

A new mixed-use building may be on its way to Long Island City, as plans for an eight-story building in the Court Square neighborhood were filed over the weekend.

The proposed 90-foot building, one block from the Court Square station, would replace a one-story building at 11-52 44th Drive, the address of the Hylee Electric Company. The ground floor would be reserved for 1,772 square-feet of commercial space, and the remaining seven floors would house 22 residential units in 14,115 square-feet of space.

The building’s plans also include a fitness room and storage space for bikes. An outdoor recreation space is also planned for the eighth floor.

The Rockville Centre based Demmerle Design Studio, which specializes in residential rentals and condos and hi-rise boutique, is the firm behind the building. Demolition plans have not been filed for the current building by the owner.
