A major developer plans to construct a 324-room hotel on 9th Street near Queensbridge Houses in Long Island City.

Hotel developer McSam Hotel Group filed building permits this week to build a 13-story, 111,627 square foot hotel at 38-39 9th St., which is currently a factory space. Each of the upper 12 stories will have 27 hotel rooms.

The hotel lobby, a dining and bar area, an exercise room and storage spaces for 11 bikes will be located on the hotel’s first floor.

The plans call for parking spaces, but do not specify how many.

The property is about four blocks from the 21st St- Queensbridge (F) subway station, as well as two blocks from Queensbridge Park.

The developer, Sam Chang, is also planning to build a 142-room hotel a 38-04 11th St., which is about two blocks from the site.

The area is undergoing significant development–particularly in the construction of new hotels. The LIC Partnership, a neighborhood development organization, says there are currently more than 3,200 hotel rooms in Long Island City, with over 4,600 being planning or in construction.

Chang has previously owned and sold properties in Queens, including the Comfort Inn at 42-24 Crescent St., according to the Real Deal.

Gene Kaufman Architect is responsible for the hotel’s design.
