Early Rendering filed with the Department of City Planning

A development team is seeking a zoning change in order to build an eight story apartment complex in Astoria and Community Board 1 will be holding a public hearing Thursday on the plans.
Co-developers Mega Realty Holding LLC and Pancyprian Association have filed plans for an eight-story building consisting of 88 residential units at 22-60 46th St. and 22-61 45th St. The plans also call for a 250-seat theater.
The community board meeting is scheduled to take place at 6:30 p.m. on Thursday, Oct. 10 at Astoria World Manor at 25-22 Astoria Blvd.
The plans are currently going through the Uniform Land Use Review Procedure (ULURP) as the site requires a rezoning. The plans were certified on Aug. 26 and are currently being reviewed by Community Board 1.
The development team requires a rezoning as the site is currently zoned for manufacturing and does not permit residential or commercial use.
Flyers have been circulated around Astoria calling on residents to turn out at the public hearing and oppose the development.
“We cannot let this happen,” one flyer reads. “We need your participation to oppose this project that will be detrimental to the entire neighborhood of Astoria and Upper Ditmars and will change the character of our neighborhood forever.”
