Affordable housing lottery opens in the Rockaways, rent starts at $410

A total of 155 affordable units are now up for grabs at a development in the Rockaways, with monthly rents ranging from $410-$2,035.

The affordable units are part of an upcoming affordable housing development known as Rockaway Village Apartments, located at 1605 and 1607 Village Ln. The development will consist of two buildings that will house a total of 183 residences, with only 28 units being rented at market rate.

The city has opened a lottery for the 155 affordable units. Twelve of the units are studios, 54 are one-bedroom, 74 are two-bedroom and 15 are three-bedroom.

One of the studio units, six of the one-bedroom units, nine of the two-bedroom units and two of the three-bedroom units are meant for residents earning 30% of the area median income (AMI). Four studio, 16 one-bedroom, 22 two-bedroom and four three-bedroom units are for those earning 50% AMI. Two studios, seven one-bedrooms, ten two-bedrooms and two three-bedroom units are for those with 60% AMI. Five studios, 25 one-bedrooms, 33 two-bedrooms and seven three-bedroom units are for people with 80% AMI.

The AMI for the studio units ranges from $16,972-$33,900 at 30%, $29,246-$56,500 at 50%, $35,383-$67,800 at 60% and $43,029-$90,400 at 80%. Each are meant for up to two people.

The AMI for the one-bedroom units ranges from $21,189-$38,130 for 30%, $36,549-$63,550 at 50%, $44,229-$76,260 at 60% and $53,486-$101,680 at 80%. Each of these units are meant to house up to three people.

The AMI for two-bedroom units ranges from $25,475-$45,750 at 30%, $43,886-$76,250 at 50%, $53,109-$91,500 at 60% and $59,143-$122,000 at 80%. These two-bedroom units are meant for up to five residents each.

The AMI for the three-bedroom units range from $29,486-$52,530 at 30%, $50,778-$87,550 at 50%, $61,406-$105,060 at 60% and $75,223-$140,080 at 80%. These units can fit up to seven residents each.

Amenities in these buildings will include a dishwasher in each unit, air-conditioning, energy-efficient appliances, a rooftop terrace, a recreation room, a children’s playroom, a party room, a gymnasium a shared laundry room, an on-site recycling center, bike storage lockers, package lockers, a playground and green space. There will also be security cameras, security guards, doormen, concierge, an on-site resident manager, elevators, accessible entrances and intercommunication devices.

This development will also be pet-friendly and smoke-free. It will be situated across the street from the A train. The Long Island Railroad is also located nearby. The ocean is less than a mile away from this development.

Prospective renters are required to meet the income and housing size requirements in order to apply. Those who live in New York City receive a general preference for units. Applications must be postmarked or submitted online by May 14. For more information on the building and to apply, click here.
