Housing lottery opens for 7-story mixed-use building in Corona, applicants required to qualify for Section 8

New York City has launched a housing lottery for nine units in a 7-story mixed-use building at Elmcor Permanent Supportive Residences, located at 104-10 Northern Blvd. in Corona.

The building has a total of 30 residences, with 21 of them being market-rate. Monica Lopez Architect designed the structure, while Elmcor Youth and Adult Activities developed it. One of the affordable units is meant for those earning 40% of the area median income, while the remaining eight are for those earning 60% of the area median income.

Each of the affordable units were built through the Supportive Housing Loan Program and the Affordable Independent Residences for Seniors (AIRS) Program, both sponsored by the New York City Department of Housing, Preservation and Development.

Those who wish to apply for the nine studio units must qualify for Section 8, wherein assistance is provided for low- and moderate-income families to rent housing in the city. Section 8 allows for families to pay a reasonable amount of their income towards rent, generally paying no more than 40% of their adjusted monthly income. The remaining difference owed in rent to the property owner is paid by NYCHA.

In the case of these units, 30% of the income of each household must go towards rent in order to be eligible for these units. Additionally, the household must have at least one resident 62 years of age or older at the time that the application is submitted. Utilities, including electricity, are included as part of the monthly rent.

For the studio unit meant for those earning 40% of the area median income, the monthly rent is $0. Up to two people can reside in that unit, meant for those who earn an annual household income between $0 and $49,720.

The eight remaining units are meant for those earning 60% of the area median income. Up to two residents can also live in these units. Combined, they must earn an annual household income of up to $74,580.

Prospective renters must meet the income and housing size requirements to apply. Those who live in New York City receive a general preference for units. Applications must be postmarked or submitted online by June 21. Applicants who qualify will also be required to meet additional selection criteria.
