Permits filed to double the height of a 2-story mixed-use building in Jamaica

Permits have been filed to vertically expand the building at 150-28 Hillside Ave. in Jamaica, increasing its height from two stories to four.

The proposed mixed-use building would be 42 feet tall and yield 8,221 square feet of space, with 6,345 square feet being dedicated to residential space across ten units and the other 1,876 for commercial space. The residential units would have an average unit scope of 635 square feet. These residences are most likely to be rentals.

On top of the residential units and the commercial space, the expanded building would also feature a cellar and a rear yard measuring 28 feet in length. The property, located between 150th Street and 153rd Street, is within close proximity to the Jamaica Center-Parsons/Archer subway station, which services the E, J and Z trains.

The property owner is listed as Muhammad Ilyas Mullick, with Alix Michel of Citiscape Consulting serving as the architect of record. Notably, the existing building currently houses businesses such as the American Medical Career Training Center, which offers programs for aspiring healthcare professionals, and New Credit Services, which provides various insurance solutions.

Since the project involves a vertical expansion rather than a complete rebuild, demolition permits are unlikely to be required. No timeline for the project’s completion has been announced.
