Northeastern Towers Annex in Jamaica opens Section 8 housing lottery for seniors

New York City has opened a waiting list lottery for one current vacancy and any future openings at Northeastern Towers Annex, an affordable senior housing development located at 161-11 132nd Ave. in Jamaica.

To qualify, applicants must have at least one household member who is 62 years of age or older at the time of application. They must also be eligible for Section 8, which provides housing assistance to low- and moderate-income families. Additionally, 5% of the units are reserved for individuals with mobility impairments, and 2% are set aside for those with hearing and/or vision impairments.

Northeastern Towers Annex has 102 affordable units intended for those earning 50% of the area median income and with an asset limit of $77,650. Tenants will be required to pay 30% of their income as rent.

Studios account for 37 of these units. No more than two people can live in each unit. The combined annual income within each household must be no more than $64,800.

The other 65 residences are one-bedroom units. Up to three people can live in each unit, as long as their combined annual income does not exceed $72,900.

Amenities available to residents at Northeastern Towers Annex include bike storage lockers, a shared card-operated laundry room on each floor, a gymnasium, a community center, a recreation room, an outdoor rooftop terrace, a rooftop garden, a library, a wellness center, a computer lab, on-site social services, an accessible entrance, on-site parking, security cameras, an on-site resident manager, an elevator and an outdoor recreation area. The property is also smoke-free.

Some of the notable features located near Northeastern Towers Annex include Rochdale Park, Baisley Pond Park, the Rochdale Village Shopping Center, the Rochdale Community Center, the North Rochdale Playground, the Lakeview Lane Playground, the Rockaway Boulevard Playground and Baisley Pond. Convenient access to mass transportation is available, courtesy of nearby bus stops for the Q6, Q85, Q111, Q114 and QM21 lines.

There are also multiple schools within close proximity to Northeastern Towers Annex. Among the schools are P.S. 30 The Ruby S. Couche Elementary School, August Martin High School, Rochdale Village Nursery I, M.S. 332 Magnet School of Leadership and Exploration, M.S. 72 Catherine and Count Basie School of Multimedia and Performing Arts and P.S. 80 The Thurgood Marshall Magnet School of Multimedia and Communication.

Northeastern Towers Annex was built through the New York City Housing Development Corporation’s Extremely Low and Low-Income Affordability (ELLA) program and the New York City Department of Housing Preservation and Development’s Senior Affordable Rental Apartment (SARA) program. The ELLA program funds the construction of low-income multi-family rental projects where at least 80% of the units are at low-income rents affordable to households earning up to 80% of the area median income. The SARA program provides low-interest loans to help cover the cost of building and renovating affordable housing units for seniors at least 62 years of age.
