A developer has filed plans for a seven-story building at the corner of 52nd Street and Roosevelt Avenue in a project that comes after several properties were recently purchased on the stretch.
“52 Roosevelt Ave Inc,” the developer that recently purchased three properties on the avenue including the old Nunziato Florists building, the lot with the small home next to it, and the two-story building where Payag restaurant was, has plans for a single building that would span all three sites.
The proposed project, with an address of 51-24 Roosevelt Ave. calls for a 63,000 square foot building with 40 apartments, offices and stores, and a house of worship on site.
At least two retail stores would take up part of the ground floor at the proposed development, along with a lobby leading to an office and the house of worship on the second floor.
Floors three through seven would hold between six and nine apartments, with a recreation room and laundry room planned for the third floor.
The plans also include 20 enclosed parking spaces for cars, and 20 more for bicycles.

The Flushing-based property owner had been in negotiations to purchase the three properties since last year, and closed on the sales in the last several months.
The 51-28 Roosevelt Ave. and the 51-24 Roosevelt Ave. properties, both previously held by the owners of Nunziato Florists, were sold for a combined $3.67 million on Nov. 30.
The corner 51-30 Roosevelt Ave. property, with a relatively new building on site, was sold on Jan. 4 for $3.58 million.
Goldenwood Property Advisors, which brokered the deal for the corner property, said the location was sold as a mixed-use development site, meaning that a new project was likely forthcoming. Demolition plans for the three sites have yet to be filed.
All the properties are under R6 zoning with commercial overlays, which allow for as-of-right developments like the proposed building.
The developer could not be reached for comment.
