9 Story, 158-Unit Building Proposed Across Former 5Pointz Site

Permits have been filed for a nine-floor residential building just across the former 5Pointz site in Court Square.

The proposed building would rise to a height of 119 feet at 45-57 Davis St., and is set to hold 158 units in over 106,500 square feet of space, building records show. A small commercial component totaling 290 square feet is also reserved for the project.

Floors two through eight will hold 19 units each, the maximum number of units on any floor, while the first floor and ninth floor will see eight and 14 units, respectively. The top floor is reserved for three penthouses.

A space for general retail will take up the cellar and first floor of the building. A bicycle storage room with 80 spaces will also occupy the first floor, along with a recreation room and laundry room.

The building’s design is by the Manhattan-based Charles Mallea Architect.

The owner, Solomon Feder of the Vorea Group, recently purchased the 108,000 square-foot development site for $21.7 million, according to Cushman & Wakefield. Stephen Preuss, the broker in charge of the sale, told the LIC Post that the new building will be a rental.

Preuss added that the building should take approximately three years to complete once construction starts.

The Vorea Group filed demolition permits for the one-story warehouses on site back in October.
