The city has launched a housing lottery for all 189 units at Edgemere Commons B1, a new affordable housing development located at 51-19 Beach Channel Drive in Far Rockaway.
The building is part of the larger Edgemere Commons project, which will ultimately include 11 buildings and 2,050 total apartments, with at least 237 units designated for seniors.
Edgemere Commons B1 is being developed through the New York City Housing Development Corporation’s Extremely Low and Low-Income Affordability (ELLA) Program, in conjunction with the Department of Housing Preservation and Development’s Mandatory Inclusionary Housing (MIH) Program.
The ELLA Program supports the creation of affordable multi-family rental housing, with at least 80% of units reserved for households earning up to 80% of the area median income (AMI). The MIH Program requires that a portion of new residential developments remain permanently affordable.

Of the 189 units in the housing lottery, 35 are for those earning 30% of the area median income and with an asset limit of $46,590, another 71 are for those earning 50% of the area median income and with an asset limit of $77,650, the next 47 are set aside for those earning 60% of the area median income and with an asset limit of $93,180 and the last 36 have are reserved for those earning 80% of the area median income and with an asset limit of $124,240.

At 30% of the Area Median Income (AMI), the building offers:

Two studio units, each with a monthly rent of $544. These are available to households of up to two people with a combined annual income between $22,458 and $38,880.

Twenty-one one-bedroom units, renting for $689 per month. These are for up to three residents with a total household income between $27,978 and $43,740.

Eleven two-bedroom units, with monthly rents of $815. Households of up to five people must earn between $33,772 and $52,500 annually.

One three-bedroom unit, available for up to seven people, with a monthly rent of $931 and a qualifying income range of $39,189 to $60,270.
At 50% AMI:

Three studio units are available at a rent of $1,010 per month. Households must earn $38,435 to $64,800 annually.

Forty-three one-bedroom units rent for $1,271 monthly and require a household income of $47,932 to $72,900.

Twenty-three two-bedroom units are offered at $1,514 per month for households earning $57,738 to $87,500.

Two three-bedroom units are priced at $1,738 monthly and require a combined annual income of $66,858 to $100,450.
At 60% AMI:

Two studio units, each renting for $1,243, are available to one- or two-person households earning $46,423 to $77,760 annually.

Twenty-eight one-bedroom units have a rent of $1,563 per month, with an income requirement of $57,943 to $87,480.

Fifteen two-bedroom units are priced at $1,864 monthly, for households earning $69,738 to $105,000.

Two three-bedroom units rent for $2,142 per month, with an income range of $80,709 to $120,540.
At 80% AMI:

There are no studio units available in this income bracket.

Twenty-two one-bedroom units rent for $2,145, with eligible households earning $77,898 to $116,640 annually.

Thirteen two-bedroom units are priced at $2,563 monthly, for households with incomes ranging from $93,703 to $140,000.

One three-bedroom unit is available at a rent of $2,949, with an income requirement of $108,378 to $160,720.
Residents at Edgemere Commons B1 will have access to a range of amenities, including card-operated laundry rooms, an outdoor terrace, security cameras, an accessible entrance, a live-in resident manager, package lockers, bicycle storage, assigned parking, a tenant lounge, common-area Wi-Fi and elevator access. The building is also smoke-free.

Each unit features a full kitchen with a refrigerator and electric stove. There are also online options for leasing, paying rent and making maintenance requests. Tenants will be responsible for electricity, but the landlord pays for the heat.
There are multiple sources of mass transportation near the property. The Beach 44th Street subway station, which services the A train, is within close proximity to Edgemere Commons B1. There are also bus stops in the area for the Q22, Q52 and QM17 lines.
Among the schools located nearby are P.S./M.S. 105Q: The Bay School and Goldie Maple Academy. There are also plenty of recreational areas close to Edgemere Commons B1, including Conch Playground, Rockaway Community Park and Rockaway Beach and its boardwalk.
