The group behind a Sunnyside development in progress since 2015 has revamped the upcoming building’s look and pegged its completion toward the end of the year.
The corner building at 47-16 Greenpoint Ave. will see a color scheme of grey, black, and white in a sleek new look as compared to the sharp edged, commercial feel of the prior design. AB Capstone, the building’s owner, said the new design was completed about three months ago.

“When we looked at it, it was something we thought was too generic,” said John Smallwood, a development manager at AB Capstone, about the former design. “We are really excited about this new look.”
The project will still see its original framework, however, with a four-story, 60 foot building holding 10 units and commercial space.
The third and fourth floors will hold five rental units each totaling 7,779 square feet, while the bottom two floors are reserved for 6,358 square feet of commercial and community facility use.
Smallwood said the real estate group is negotiating a lease with a medical provider for the entire second floor, while a lease has already been signed with an urgent care center on the ground floor. The center will take up 3,000 square feet.
Facade work on the building should begin within three weeks, Smallwood said, followed by window installation in another two to three months.
News of AB Capstone’s plans for the site came three years ago as new building permits were filed for 47-16 to 47-24 Greenpoint Ave. The addresses once saw stores like the long-standing King Boulevard, SSS Video, and Azteca Restaurant, which were all demolished to make way for the structure. Whispers of a new development, however, first began to appear in 2014.
Greisman Properties, the prior owner of the lots, sold the properties to AB Capstone for $4.35 million in 2014.
