Board 5 Eyes R’wood Rezone at 3/ 12 Meet

Also Speak Out On City’s Budget

Community Board 5 will focus on a rezoning plan for part of Ridgewood and the city’s 2015 preliminary budget at its next meeting this Wednesday night, Mar. 12, in Middle Village.

As announced by District Manager Gary Giordano, the session will take place at 7:30 p.m. in the cafeteria of Christ the King Regional High School, located at 68-02 Metropolitan Ave.

The agenda includes a public hearing regarding the Fiscal Year 2015 Preliminary Budget of the City of New York, as it affects the Ridgewood, Maspeth, Middle Village and Glendale communities.

The agenda also includes a Public Hearing regarding Application # C 140111 ZMQ (a.k.a. Woodward Avenue Rezoning). This is an application to the City Planning Commission proposing that a portion of Ridgewood essentially bordered by Flushing Avenue, Starr Street, Woodward Avenue and Onderdonk Avenue, be rezoned from an M1-1 District to an R5B District and an R6B District.

Within the application, it states that, “If the requested zoning map amendment is granted, the applicant intends to develop a building of 3 to 4 stories.” The building will contain 80,198 sq. ft. of residential space; 3,115 sq. ft. of community facility space, and 6,707 sq. ft. of commercial (retail) space.

This development would result in a built floor area ratio (FAR) of 2.0. The maximum lot coverage is substantially less than what is permitted (27,472 sq. ft. versus 31,010 sq. ft.). There will be 88 dwelling units in the building (132 permitted) and parking for 118 cars. The maximum height proposed is 40 feet, which is 10 feet less than the maximum height permitted.”

In addition, a 4-story building, with 8 dwelling units, is planned at the Woodward Avenue/Starr Street intersection.

The area is generally bounded by Flushing Avenue, Starr Street and Woodward and Onderdonk avenues.

After the public hearings, there will be a presentation by representatives of the U.S. Department of Agriculture related to Asian long-horned beetle issues; the public forum; a review of applications for the sale of alcoholic beverages locally; a review of demolition notices; and committee reports.
