May 2, 2016 Staff Report

Developers have their eye on a Roosevelt Avenue property near Corona Plaza.

Plans to demolish a one-story commercial space at 102-05 Roosevelt Ave. were filed with the Department of Buildings late last month.

These filings come on the heels of other construction plans indicating that developers want to put a new, slightly taller building on this site.

Issa Khorasanchi, the applicant of record, and property owner Hector Burgos, who filed last month’s demolition plans, had also filed plans to build a two-story commercial building on this property in February 2015. Those plans were disapproved by the DOB in June. They subsequently filed plans for a three-story mixed use building in August, which were disapproved in September.

The mixed use building would have a retail space on the first floor, one residential unit on the second floor and two units on the third floor, according to DOB documents. A new cellar would also provide storage space for the commercial tenant.

Burgos and Khorasanchi could not be reached for comment.
