Housing lottery launches for 116 units in mixed-use Far Rockaway building, rent starts at $544

New York City, in partnership with L+M Development Partners, Triangle Equities and The Bluestone Organization, has launched a housing lottery for 116 units in a mixed-use building located at 3-51 Beach 35th St. in Far Rockaway.

Known as Beach Green Dunes III, the building has a total of 145 units, with 29 being at market rate. Of the 116 units set aside, 15 are for those earning 30% of the area median income, 33 for those earning 40% of the area median income, 20 for people earning 50% of the area median income and 49 for those making 80% of the area median income.

When it comes to the 15 units for people making 30% of the area median income, eight are studios, with a monthly rent of $544. These units are meant for up to two residents, who must combine for an annual income ranging from $21,566-$37,290. The other seven units are one-bedroom, with a monthly rent of $689. As many as three people can live in each unit, as long as their combined annual income is $26,949-$41,940.

Nine of the 33 units meant for people earning 40% of the annual income are studios, with a monthly rent of $777. No more than two people can reside in each unit and must be making $29,555-$49,720 annually. Another 12 units are one-bedroom and cost $981 a month in rent. The households of up to three people here are required to make $36,960-$55,920 a year. One more unit is a two-bedroom and has a monthly rent of $1,165. It is meant to fit as many as five people who combine to earn $44,332-$67,080 a year. There is another three-bedroom unit with a monthly rent of $1,335. As many as seven people can reside there, so long as they combine to bring in $51,223-$77,040 a year.

Two of the 20 units set aside for those earning 50% of the area median income are studios, with a monthly rent of $1,010. An annual income ranging from $37,543-$62,150 is required for up to two residents in those units. Another eight units are one-bedroom, with a monthly rent of $1,272. A combined annual income of $46,938-$69,900 is needed for up to three residences in each unit. The other ten units are two-bedroom and cost $1,514 a month. They are intended for households of up to five people, who combine to earn $56,298-$83,850 annually.

The 49 units set aside for those earning 80% of the area median income include nine studio units that each cost $1,709 a month in rent. The one or two people living there must earn a total of $61,509-$99,440 annually. Another 28 units are one-bedroom, with a monthly rent of $2,146. These units are meant for up to three residents, who must collectively earn $76,903-$111,840 on an annual basis. The next 20 units are two-bedroom, with a rent of $2,563 a month. Households of as many as five people can live here as long as they bring in $92,263-$134,160 annually. The 49th and final unit is a three-bedroom, costing $2,950 a month. Up to seven people can live there, with the required annual income ranging from $106,595-$154,080.

Amenities for residents include stainless steel appliances, air conditioning, dishwashers and intercommunication devices within each unit. The building also has bike storage lockers, package lockers, a shared laundry room, a gymnasium, a community center, roof terraces, an elevator, an accessible entrance, security cameras and an on-site resident manager. Tenants will be responsible for electricity.

“Beach Green Dunes III is a development that considers not only the comfort of our residents but the future of our environment, as well,” L+M Development Partners Managing Director Sara Levenson said.

Beach Green Dunes III is smoke-free. In addition to having common area Wifi, it also provides residents with online options for leasing, paying rent and making maintenance requests. The building is also located right across the street from the Beach 36th Street A train station. A bus stop is also within close proximity to the building, servicing the QM17 and Q22 lines.

Those who intend to apply for housing at Beach Green Dunes III must meet the housing and income size requirements. New York City residents who apply will receive a general preference for the units. Applications must be postmarked or submitted online by Dec. 16. Qualified applicants will also be required to meet additional selection criteria.
