Leasing launches at Ruby Square in Downtown Jamaica for 614 new mixed-income apartments

Leasing has officially launched for the 614 units at Ruby Square, a new mixed-income residential development at 166-20 90th Ave. in Jamaica.

The real estate firm BRP Companies launched leasing for this property, which features retail space spanning 25,000 square feet, residential amenities covering 15,000 square feet and 5,000 square feet of community space. They also announced that Corcoran New Development will be handling the leasing on behalf of the building’s ownership. The first move-ins are expected to occur as early as this month.

Of the 614 units, seven are studios, 454 are one-bedroom and 153 are two-bedroom. The available units listed on Ruby Square’s website range in rental price from $2,810-$3,780 a month. While 429 of the units will be at market rate, 185 are being set aside for those earning 130% of the area median income.

Amenity spaces span more than 50,000 square feet of the property. These amenities include a two-level private park, multiple rooftop lounges and terraces, a state-of-the-art fitness center, co-working spaces, resident lounges, an indoor basketball court with a viewing area, a children’s playroom, pet grooming facilities and a lobby featuring staff 24/7.

There is public and private outdoor spaces on the property spanning one acre. Among these spaces are a sculpture garden, more than 50 trees and lush landscaping featuring thousands of shrubs, perennials and grasses. These outdoor features help to provide residents and passersby with a tranquil and inviting environment. There is also a large picnic turf, a timber bleacher, sunning and dining terraces that have four outdoor grills and a lively outdoor area with table tennis and seating capable of fitting large groups.

Ruby Square is located just blocks away from the Jamaica train station, which services the Long Island Rail Road, the AirTrain terminal link to JFK Airport, multiple bus routes and the F, E, J and Z subway lines. Additionally, the Grand Central Parkway, Jackie Robinson Parkway and Van Wyck Expressway each provide easy and convenient access to and from Ruby Square.

Construction of Ruby Square initially began in the third quarter of 2022. It is expected to be completed before the end of spring. In addition to being the exclusive marketing and leasing agent for Ruby Square, Corcoran New Development was also the pre-development and marketing consultant for this project.
