Developers looking for zoning change to turn five-story Ridgewood warehouse into apartments

The owners of a five-story Ridgewood warehouse are looking to apply for a zoning change that would allow them to transform it into an apartment building.

The 216,400-square-foot warehouse is located at 56-10 Decatur St. and is currently in an M1-4D zone, which is for manufacturing use. AB & Sons — owners of the building — want to see the zoning changed to one that supports residential use so they can build an apartment complex.

In order to get the zoning change, AB & Sons will file an application with the Department of City Planning in the next few months, sources said.

It has not been announced how many rental units would be available in the proposed apartment building, but as New York NIMBY reported, the Mandatory Inclusionary Housing law would require the owners to make 20 to 30 percent of the units created affordable based on the area median income (AMI).

The current tenants have at least three years remaining on their lease, and AB & Sons is looking to complete the transformation by 2020.
